What to know

Mirada is a multi-builder community rather than a single collection of identical homes. Its residential mix includes detached single-family homes, townhomes, villas and age-qualified homes in Medley at Mirada. Streets, lot sizes, floor plans and maintenance arrangements vary by neighborhood.

The four main home formats

Single-family
Detached one- and two-story homes span multiple builders, floor-plan sizes and homesite types throughout Mirada.
Townhomes
Attached homes share walls and typically place more exterior responsibilities under a neighborhood association.
Villas
Villa collections emphasize single-level or lower-maintenance living, with the exact exterior coverage defined by their association documents.
Medley 55+
Age-qualified villas and detached homes are grouped around the Medley Club within a distinct section of Mirada.

Each builder operates its own collections, model homes and sales information. The directory is the best current starting point because individual collections can sell out or open as Mirada develops.

How the neighborhoods differ

Home type is only one difference between sections. Mirada's master plan shows builder areas distributed around ponds, preserves, roads and community facilities. Some streets are primarily detached homes; others contain attached products or the age-qualified Medley neighborhood.

Lot orientation, water or preserve frontage, proximity to the lagoon, street pattern and nearby construction all vary within the same community. The master community plan provides the useful big-picture view.

New construction and resale homes

Mirada contains both builder-sold new construction and homes offered for resale. New construction may be a completed inventory home or a home selected before completion. Resales show the finished street, landscaping and existing improvements.
